The cascade of legislative reforms continues as a consequence of the crisis COVID-19 leading to the umpteenth review of leases, this time, under new Royal Decree-Law 30/2020, of September 29, on social measures in defense of employment.

The Royal Decree extends the validity of certain measures whose duration was running out, extending them until el January 31, 2021.
First, the maximum term of suspension of the eviction procedure and the release of vulnerable homes without alternative housing.
Second, the Possibility of the lessee to impose on the lessor the extraordinary forced extension of the contract for another six months, in the same terms and conditions of the contract in force, unless otherwise agreed. The only one exception is that the owner, a natural person, has communicated the need for housing for himself, with observance of the terms and conditions established in article 9.3 of the Law 29/1994, of November 24, on Urban Leases.
Third and last, the possibility of requesting a moratorium or partially forgiving the rent, in the event that the landlord is a large holder or public entity, in terms of RDL 11 / 2020.
It is important to remember that these rules They are not applicable to leases for use other than housing, nor therefore to business premises leases, in relation to which other considerations and options will have to be taken into account.
